ABC施工工事是什么？

ABC施工工事分为《A工事・B工事・C工事》。

除了从事施工工事行业单位、从事房产单位以外，我们觉得这些是罕见少听的词汇。

此ABC工事可以分为到底谁负担室内装饰施工工事费用，谁选择具体做的工事行业单位。

根据此工事区别即A、B、C，该费用有了很大的变动。

各个工事区别按每栋建筑物都不同，务必事先确认吧！

关于A工事

A工事，所有建筑物的单位（或个人）全部签订工事・选定工事单位・负担费用了。

本工事内容是，建筑物躯体部分、有关共用设施的部分、建筑物室外装饰、外壁、屋顶、共用洗手间、电梯、楼梯、消防设施、和排水设备。因为这些都是为了保持整个建筑物的资产价值而做的施工工事，所以全部都是由所有本建筑物的单位（或个人）来负担的。

针对作为租户而租用房产的场合，A工事并没有有关系的事情。

关于B工事

B工事最不好了解。

本施工工事的签订是由租用方决定，选择具体工事单位是由所有建筑物的单位（或个人）来选定，负担费用却是由租用方。

本工事是由租用方的要求，以所有建筑物的单位（或个人）的权限而进行的工事。

本工事内容是关系到整个建筑物的部分，比如空调设备、排水、排气、防水・防灾设备、配电盘等。

关于备置着专用部位的设备，如果它被判断跟整个建筑物有关系的话，会成为B工事的结果比较多。

因为本工事是租户办公室区域内的工事，所以费用负担是由租用方。

因为租户自己并不可以选定做工事的单位，所以不好管理成本费用。

如果做着同样的前后两次工事，其中一次也许可能会需要比想象更贵的费用。因此，请注意！

关于C工事

C工事是，全部都由租用方选定工事的签订、选定具体施工工事单位、负担费用的。

本工事是租用方从建筑物所有单位（或个人）拿到许可而签订进行的工事，比如房产租户内部的工事等。也是房产租户内的室内装饰施工工事、家用器具、照明、电气工事等。

本工事，因为租用方可以选定全部，所以可以节省成本费用，也选定自己喜欢的工事单位。

我们到这里说明了ABC施工工事。

如果贵方租用房产之际，撤去前，绝大多数房产有修复原状的义务。

As these are construction work for keeping assets value of all the building, all the cost are borne by the owner.

A work has little to do with those who should move into its tenant.

About B work

B work is most difficult to understand.

The work order is from renter, the building owner will select work contractor, but the cost will be borne by renter.

It is a kind of work requested by renter, authorized by the building owner.

The work details are related to all building areas, such as air conditioning facility, drainage, ventilation, waterproof・flame-retardant facility, power distribution panel and so on.

As for facility equipped at individually owned space, if judged that it is related to whole building, it is often becoming B work. As it is a kind of work in the rented office area, the cost is borne by renter.

As it is impossible to select B work contractor by renter own self, cost control is difficult.

Even if the work kinds are almost the same this time and before, there is a probability of more costly case this time than expected. So, please be careful.

About C work

As for C work, the renter will order the work, select work contractor, and be responsible for the cost, all of them.

It is a kind of work which renter will order by obtaining permission in advance of building owner, such as the work in the tenant.

It is interior decorative finishing work in the tenant, household goods, lightening, electric work, and so on.

As the renter can select all, it is possible to control the cost, and choose own favorite work contractor.

Today, we are explaining 『FG board』construction work details.

FG board is a fiber reinforced gypsum board possible to execute curved surface construction work.

This product is a noninflammable board having soft color and temperament with firmness, which moreover enables to easily realize severe curved construction work. It will bring wide range of possibility to various interior decorative design.

As its flexibility is very good, it can realize soft curved surface construction work as it is(=dry work method). If it is water sprinkled(=wet work method), further severe curved surface construction work will be possible.

Although it is gypsum based material, its toughness is equal to flexible board.

Its bending strength is stronger than calcium silicate board, and its shock resistance excels gypsum board.

The method to process FG board is, water sprinkling on board, executing construction work putting with curved surface bedding.

Water sprinkling method is, placing FG board on horizontal plane. Then, after sprinkling water, leaving it for 7 to 8 minutes, if sprinkling water from only either face. While leaving it for about 3 minutes each face respectively, if water sprinkling from the both faces. After fully soaked water to the center of board, then it can be executed construction work.

If requiring to make curved surface more beautifully finishing, by using (simple style) mold, carrying out preparatory activity.

If requiring to realize further more beautiful curved face, we recommend to carry on double layer sticking.

Besides, using FG board, there is other merit.

Its sound insulating property is better than gypsum board and calcium silicate board.

As for its often used places are,

entrance, lobby, music hall, hospital, member building, shopping mall, small shop or store, amusement facility, culture center, accommodation facility, gymnasium, underground walking space, nursing care facility, school wall which can endure shock resisting and so on.

It is being applied in wide ranges.

As an opinion from processing site, it seems that relative activity work in winter is awfully hard. (modest laughter!)

As construction site workers use a lot of water, the chances are that it may be getting very cold, right?

For those who are working at construction sites, we think that the word may be familiar to you. However, I personally was not very sure about this word very well until checking it. (I have pretended to be know-it-all about this word and have been spending days lazily.(Ashamed smile!)).

Metal in this picture looks like silver colored iron, doesn’t it?

It seems that this 『LGS』 is an abbreviation. The original words are,

Light Gauge Steel

or

Light Gauge Stud.

The meaning is 「light」「standard」「iron frame」, isn’t it?

This LGS is designated the material used for interior decorative work.

The above picture is a light weight shaped steel plate whose thickness is 1.6 mm～4.0 mm or so, and LGS is zinc galvanized 2 mm or so thickness of thin iron plate.

It seems that the cross section shape of C is relatively a lot. There are also groove shaped, mountain shaped, Z shaped and other shaped. It is used at buildings of steel constructed, steel reinforced concrete or so for bedding material of wall and ceiling.

The single material is a rodlike component. There are several kinds of it. Using bis or accessory to fasten it, we go on making and form into variety of complex shape.

Wall and ceiling are made by LGS. Firstly, in the case of wall bedding, roll forming zinc galvanized steel plate, the mounted product is formed by C shape cross section made stringer(=stud), beam(=runner) to set up floor surface and slab surface, spacer to prevent modification of stringer(=stud), and so on.

LGS is sometimes also used for partition wall bedding, which is called partition between light steel to another light steel too. There are sizes from 50 type～ up to100 type. When used as partition wall bedding, it is often called as stud 1, not LGS.

As gypsum board is sticked on LGS, and further sticked wall paper(or cloth), so it is usually invisible.

Ceiling bedding mounted by LGS is called light ceiling.

LGS is mainly used for construction of steel structure reinforced concrete building, However, in recent years, it has been also used for wooden residence.

A big difference between LGS(=light steel structure) and wooden structure is if there is typical wood made crook, curb, or crack, and construction workability is good, or not. So, it is often used for housing apartment, office, shop or store, and so on, for many places.

What is marking base line work?

Marking base line work seems to be considered one of the important operation works to grasp design drawing and actual position. From the start to the end, it is connected with each site, and it is also related to various works.

It is a kind of operation work to write out necessary various base lines for the work on site ground and others.

We will explain especially for those who do not understand base lines,

It is base line to be when dividing measurement, placement and so on for design and processing of building and work piece and others, We measure the size from this line.

Two technical workers cooperate, and the one holds the base point, the other draw the ink line by prolonging the inked thread.

Writing out center line of pillar, wall and others is called 「centering」.

When marking base line work, dipping thread in ink pot and the like, and undip the thread, then you can draw straight line.

There are many kinds of ink pot(=operating tool), for your reference↓

We would like to explain kinds of marking base lines as follows.

・Land marking base line ink: ink to indicate horizontal line to make level standard on each floor.

・Center marking base line core ink: ink to indicate, becoming center place of pillar or wall.

・Return marking base line ink: ink at certain constant distance indicating actual distance(for example 1 m or 0.5 m) when unable to mark on concrete as existing of hindrance.

When marking base line, as for steel structure reinforcement work, concrete formwork, fixture work, metal work and so on, for many kind of works, the design drawing is drawn as actual size.

For this operation work, the right highly precisional positioning in accordance with the design drawing is required.

Nowadays, lightening laser by laser irradiator, the method of marking along the base line is also exercised.

Using laser by laser irradiator, it is easy to check if building pillar・wall・ceiling and others are at right angle and horizontal.

Marking is a necessary operation work for writing out various base lines.

In the event of making building, marking base line is an important process concerning from the start to the final.

Without exercising this operation accurately, it is impossible to construct the building properly.
